The Assessor's Office for the Town of Urbana is responsible for valuing all properties within the town. These valuations are used to estimate property values and assessments, which are essential for calculating real property tax bills.
This office maintains property files for approximately 2,200 individual parcels and prepares assessments and property tax levy rolls for the town, Steuben County, as well as the Hammondsport and Bath School Districts. Additionally, the office administers a comprehensive program of property tax exemptions for the benefit of town residents.

**Exemptions**
The Assessor's Office offers assistance in obtaining the following exemptions:
- **Agricultural Land and Buildings**
- **Charitable Organizations** (e.g., churches and non-profit organizations)
- **National Register of Historic Places**
The application period for exemptions is from December 1 to March 1 of the following year. All exemptions must be applied for and are not granted automatically by the Assessor's Office. The absolute deadline for exemption requests is March 1. Any requests received after this date will not be processed.
- **STAR Exemption**: This is a school tax exemption for all owner-occupied residential properties with an income of $500,000 or less. The Enhanced STAR Exemption is available to seniors aged 65 and older with incomes below $98,000.
- **Senior Citizens Exemption**: Available for seniors whose total income is less than $43,400. This exemption must be renewed annually.
- **Veterans Exemption**: This exemption applies to County and Town Taxes for qualified veterans of the U.S. Armed Forces. Due to the complex nature of this exemption, including the disability exemptions, please contact the Assessor's Office for specific details.
